About GAA Forms
GAA Forms Online is an easy-to-use, Web-based application designed to let you quickly fill out all of the official GAA Lease Forms. Because it is a Web-based application, users can access GAA Forms Online from any computer meeting the system requirements. This feature also enables management companies to access individual property data for monitoring purposes.
GAA Forms Online can save you time and money by speeding up the preparation of lease packages. It has been designed to improve accuracy and reduce errors by providing built-in math calculations, default settings for recurring items and charges, automatic data transfers from the main lease form to other forms making up the lease package, built-in error checking, and lease expiration reports.

Annual Cost
Pricing for GAA Forms is based on the number of units at an apartment community.
Please note: Forms payments are for the entirety of 2022 and will not be wholly or partially refunded in the event of a community sale or management change
This Forms & Leases subscription is a members-only benefit. An apartment community must be an active member in good standing with an affiliate of GAA or with GAA directly.
Large Owner Package
For communities with 50 or more units
- $325 annual license fee to access Blue Moon software.
(This is paid to the Association in year 1 and then annually to Blue Moon on the anniversary of first signing up.) - $3/unit paid to the Association (renews annually on January 1.)
- $10 annual processing fee (renews annually on January 1.)
EXAMPLE: an apartment community of 80 units would pay a total of $575 annually. $325 for Blue Moon; $240 in per unit fees; and a $10 processing fee.
Small Owner Package
For communities less than 50 units
- $5/unit paid to the Association (renews annually on January 1.)
- $10 annual processing fee (renews annually on January 1.)
EXAMPLE: an apartment community of 40 units would pay a total of $210 annually. $200 in per unit fees; and a $10 processing fee. NOTE: there is a minimum unit charge of $100. Communities with 20 or less units will pay $110 annually.
